The acquisition of properties is a very common and conservative investment, because the lands represent a durable good, which brings security to the investor. Thus, this research aims to determine the vocations of soils use in the urban area of the Imbituba city in the next decade, aiming the best cost/benefit to the owner/investor. The research conducted in 2018, considered criteria to act with residential, commercial or industrial parameters. With the principle of theory, method and creativity, a qualitative research was carried out, with a field research procedure method in exploratory level. The collection consists of books, legislations and articles, which also generated influence on the comparison matrices and deductive method of different occupancy rates and market values, whose the result demonstrated that in long-term prospects of renting housing units proved to be more viable, especially the collective, for providing a better scenario considering the social interest and the longevity of the project. The study on real estate speculation and urban segregation was extremely important for decision making. Through this research, it is possible to continue the process of urbanization of the region in an orderly manner, presenting great scientific and social importance.
