Resumo: Any edification starts to deface itself soon after its construction is finalized, which leads to the necessity of physical interventions, such as maintenance and rehabilitation. Building’s rehabilitation in Brazil is a little explored field by the civil construction sector, having the objective of general improvement of a building through conservation and performance intervention. It is justified, among other reasons, by its low cost in comparison to a new construction and the aspects of environmental sustainability and patrimony preservation. It is of fundamental importance the conservation state evaluation to identify anomalies and propose interventions that contribute to raise of the life cycle of the functional elements of the building. The Federal Institutions of Higher Education (Instituições Federais de Ensino Superior – IFES) have a considerable construction park and one of its physical space management difficulties is the establishment of an objective priority criteria. The finality of this work is the development of an evaluation method to determinate the rehabilitation needs and define the its priorities as a support tool to the IFES construction park managers on decision taking, named REAB-IFES. Methodologically, it was taken the option for the adaptation of a Portuguese method elaborated by the Civil Engineering National Lab (Laboratório Nacional de Engenharia Civil – LNEC). The application field was five buildings of Goiás Federal University (Universidade Federal de Goiás – UFG), in the city of Goiânia, built between 1960 and 1980 and selected between those which present the most number of maintenance services in the last five years. These buildings were divided in three parts: structure and cover, internal and external elements and facilities. Twenty functional elements were established for the building’s evaluation. The gravity of the anomalies, the conservation anomalies and the functional elements performance were evaluated. The inspection was executed visually and the filling of evaluation records was done through a Excel® spread sheet. As the main results, from the formula, there are the definition of rehabilitation levels of each building, the priority of intervention for medium and severe anomalies of each building and the priority between the selected buildings. The rehabilitation needs of those pointed to “medium rehabilitation” for all buildings. For the functional element structure and cover, the anomalies had an average of 22,5%. As for the internal and external elements, the average was 60,4%, while the anomalies found in the facilities functional element had an average of 92%. The bigger anomalies are found in the electrical facilities, fire combat, gas, hydraulic and sewers. The results´s analyses, obtained through experiment, allowed the recovering of data that rigorously show the building´s rehabilitation needs.

A reabilitação de edifícios, no Brasil, é uma área de atuação pouco explorada pelo setor da construção civil, e tem por objetivo a beneficiação geral de um edifício por meio de intervenções de conservação e de desempenho. Justifica-se, além de outros motivos, pelo custo - abaixo de uma construção nova - e pelos aspectos de sustentabilidade ambiental e preservação do patrimônio. É de fundamental importância a avaliação do estado de conservação de edifícios, para identificar anomalias e propor intervenções que contribuam para o aumento da vida útil dos elementos funcionais que compõem um edifício. As Instituições Federais de Ensino Superior (IFES) contam com um parque edificado considerável, e uma das dificuldades na gestão do espaço físico é estabelecer critérios objetivos de prioridades de intervenção. Este trabalho tem como finalidade a concepção de um método de avaliação de necessidades de reabilitação e a definição de prioridades de atendimento, denominado REAB-IFES, como instrumento de apoio à tomada de decisão dos gestores dos parques edificados de IFES. Metodologicamente, optou-se pela adaptação de um método português, elaborado pelo Laboratório Nacional de Engenharia Civil (LNEC). Teve como campo de aplicação cinco edifícios da Universidade Federal de Goiás (UFG), em Goiânia, construídos entre as décadas de 1960 e 1980, selecionados entre os que apresentaram o maior número de serviços de manutenção nos últimos cinco anos. Os edifícios foram divididos em três partes: estrutura e cobertura, elementos internos e externos e instalações. Estabeleceram-se vinte elementos funcionais para avaliação das edificações. Avaliaram-se as gravidades das anomalias e as anomalias de conservação e de desempenho dos elementos funcionais. As inspeções foram executadas por meios visuais; e, para o preenchimento das fichas de avaliação, foi utilizada uma planilha eletrônica Excel®. Como principais resultados, com base em fórmula de cálculo, chegou-se à definição dos índices e níveis de reabilitação de cada edifício, às prioridades das intervenções para as anomalias médias e graves de cada um deles e, sobretudo, à definição de prioridades dentre os edifícios selecionados. As necessidades de reabilitação dos edifícios apontaram “reabilitação média” para todas as edificações. Para o elemento funcional “estrutura e cobertura”, as anomalias ficaram com a média de 22,5%. No caso dos “elementos internos e externos”, a média ficou em 60,4%, enquanto para as anomalias encontradas na parte das “instalações”, a pontuação média foi de 92%. As anomalias mais graves situam-se nas instalações elétricas, de combate a incêndio, de gás, hidráulicas e esgoto sanitário. As the main results, from the formula, there are the definition of rehabilitation levels of each building, the priority of intervention for medium and severe anomalies of each building and the priority between the selected buildings. The rehabilitation needs of those pointed to “medium rehabilitation” for all buildings. For the functional element structure and cover, the anomalies had an average of 22,5%. As for the internal and external elements, the average was 60,4%, while the anomalies found in the facilities functional element had an average of 92%. The bigger anomalies are found in the electrical facilities, fire combat, gas, hydraulic and sewers. The results´s analyses, obtained through experiment, allowed the recovering of data that rigorously show the building´s rehabilitation needs.
