The building maintenance are still relatively unknown in the country, but are of great importance to ensure the safety, reliability and functionality of buildings, ensuring their use for the purposes for which they were designed and built. This work had as main objective the identification of diseases more common in multifamily residential buildings, checking whether they are coupled with the lack of building maintenance in order to provide guidelines for implementation of maintenance activities in multifamily residential buildings in the city of Viçosa - MG. We proposed a system of shares to be used by administrators and / or receivers of the buildings, for the implementation of building maintenance, in agreement with the concept of performance, durability and quality. The study was conducted in two phases. In the first phase was carried out exploratory research in 30 residential buildings in central city of Viçosa for identification of pathologies. Second, interviews were conducted with the administrators / liquidators of the buildings in order to check the maintenance activities performed. The survey took the form of a case study, where he worked with qualitative surveys. It was found that most of the buildings surveyed have two or more types of diseases arising from lack of preventive maintenance activities. It was observed that the maintenance of buildings is seen as a high financial burden and low priority. It was found that after the identification of certain conditions, begin the corrective maintenance activities. Liquidators / administrators it act proactively during the use of the building, surveying, planning and carrying out maintenance of all building components, thereby ensuring adequate performance, comfort of users and the preservation of heritage.
