  Resumo: A Análise Econômica do Direito tranforma o modo de se pensar, as normas e as consequências jurídicas, tendo em vista que, a partir do consequencialismo, a Economia objetiva a eficiência, libertando-se do empirismo. Assim, o presente trabalho visa compreender a importante contribuição de Richard A. Posner para a análise do direito a partir da economia, já que foi o primeiro autor a tratar o tema, elegendo a eficiência como critério de justiça. Além disso, com a compreensão do que é a blockchain e a forma de utilização dessa tecnologia para registro de imóveis, bem como suas possibilidades e dificuldades, a pesquisa tem por objetivo entender como essa inovação têm afetado o Direito Imobiliário, vez que é um instituto com forte regulamentação pelo Estado. Utilizando-se da metodologia qualitativa aplicada, com objetivo exploratório, através da pesquisa bibliográfica e a partir do método hipotético-dedutivo, o estudo demonstra que o uso dessa tecnologia pode significar uma diminuição nos custos de transação para aquisição de imóvel, sendo, portanto, justa e eficiente a partir do viés da Análise Econômica do Direito. Abstract: The Economic Analysis of Law transforms the way of thinking about norms and legal consequences, considering that, from consequentialism, Economics aims at efficiency, freeing itself from empiricism. Thus, the present work aims to understand the important contribution of Richard A. Posner to the analysis of law from the point of view of economics, since he was the first author to address the subject, choosing efficiency as a criterion of justice. In addition, with the understanding of what blockchain is and how to use this technology for real estate registration, as well as its possibilities and difficulties, the research aims to understand how this innovation has affected Real Estate Law, since it is an institute with strong state regulation. Using the qualitative methodology applied, with an exploratory objective, through bibliographic research and from the hypothetical-deductive method, the research demonstrates that the use of this technology can mean a decrease in transaction costs for the acquisition of property, being, therefore, , fair and efficient from the perspective of the Economic Analysis of Law.
