Over the last few years, the precast concrete structures system has been widely used in civil construction mainly because it saves construction time, increases the productivity and there is greater supervision of production since pieces are poured and cured in a controlled environment. This system is use specially in commercial and industrial buildings in south of Brazil. However, the absence of quality control over design projects, materials, transportation and the lack of maintenance of this system are responsible for the occurrence of building pathologies. The main objective of this research is to analyse the most frequent problems, to diagnose and propose repair measures for the defects found in precast structures located in the cities of Tubarão and Capivari de Baixo- SC. To carry out this study, the method developed by Lichtenstein for the diagnosis of buildings pathologies was adopted. The investigations have begun with a detailed survey and study to collate historic and background information. The data on site was collected through technical visits to local industries, photographic records, as well as interviews with the owners and tenants of the warehouses. In this sense, the present work sought to investigate the possible causes, origins and mechanisms of occurrence of the defects. Through the studies carried out, it was identified among the building pathologies that stains of humidity, cracks and corrosion of reinforced bars are the most common defects founded. From the analysis it was possible to identify the origin of the problem and propose repair measures, indicating actions to minimize or even avoid the problems encountered, thus contributing to a higher level of quality of this type of construction system.
