The Pathologies study field has the purpose of studying the pathological manifestations that can occur in buildings, as well as their possible causes, sources, symptoms, preventive measures and repair processes. In addition to ensuring the performance and durability of buildings, this area is extremely important in terms of developing the quality control levels of all processes. Prevent the occurrence of pathological problems is directly related to the performance of the buildings, perform planned maintenance ensures that the minimum performance is reached, achieving the expected functional requirements. The present research has as main objective the survey of the pathological problems occurring at Pousada Morro das Palmeiras, located in the city of Imbituba / SC. In order to carry out this study, the method developed by Lichtenstein was used to diagnose pathologies in buildings, conducting site surveys, consulting the specialized bibliography in the area, photographic records as well as interviews with the owners of the property. Among the pathologies cataloged, it was possible to verify that the fissures are the main problem. The analyzes were able to provide material to appoint solutions for the repair and recovery of the elements and structures affected by the pathological problems that occurred. The study was extremely important to confirm the assumptions raised by the authors used as a theoretical reference that, greater control and strict quality of the construction processes and in the execution of the same is able to prevent a great part of the pathological problems in the buildings. It can be seen that constructive habits and obsolete methodologies are a reality in the national context of construction and, from the best practices, it is possible to improve the performance and durability of buildings, thus improving the comfort and quality of users’ life.
