Avaliação de imóveis urbanos: comparativo de métodos avaliativos

Resumo: Real estate appraisal exists to create a number of demands to the market, in which it is needed to find a suitable value for the commercialization involving those assets. There are different applicable methods, each one with specific characteristics and parameters, according to the characteristics of the property and the information available about it. With more information about the market and about the studied property, the obtained results and the degree of reliability and accuracy will be better. On the other hand, the absence of information will lead to an inadequate evaluation, despite the method used, causing a disadvantage to the appraiser, the clients in general and the market in a wide range of ways. The real estate market has become a field of large investments. Real estate appraisal has become of great importance, because the real estate must be given its real value, or one very close to it, thereby not resulting in an inconvenient underestimation of the property’s value or an overestimation of the value, which immobilizes the property in the market. To understand how it functions and how its market value is calculated, the market value and the value of an appraisal are generated by the comparative method of market data. The general objective of this study was to elaborate a comparative study between these methods. The case study was applied to a residential building located in the city of Tubarão, SC, and it was concluded that there was a differentiation in the values with the different evaluation methods.

Existem diferentes métodos aplicáveis, cada um deles com parâmetros e características específicas, sendo assim aplicados de acordo com as características do imóvel e as informações disponíveis sobre ele. Quanto mais informações sobre o mercado e sobre o imóvel objeto de estudo, melhores serão os resultados obtidos e melhor será seu grau de confiabilidade e precisão. Por outro lado, a ausência de informações poderá levar a uma avaliação inadequada, independente do método utilizado, prejudicando o solicitante, os clientes de modo geral e o mercado de forma ampla. Logo o mercado imobiliário tornou-se um campo de grandes investimentos. A avaliação imobiliária torna-se muito importante, pois os imóveis devem ser cotados em seu valor real ou muito próximo a ele, assim não ocorrendo desvantagens em função de valores abaixo do conveniente, tampouco os imóveis ficam imobilizados no mercado em função de uma supervalorização. Para compreender como ele funciona e como é realizado seu valor venal, valor de mercado e valor de uma avaliação pelo método comparativo de dados de mercado são gerados, este trabalho teve como objetivo geral elaborar um estudo comparativo entre esses métodos.
