Resumo: The sealing of wall system has been the cause of infiltration in many residential buildings. These problems appear more often in windows and doors. Thus, this research had as aim at evaluating the performance of frame installation in buildings related with sealing. For it, records of frame installation in building facade with some time of use were analyzed to determine the origin of these problems. Finds showed that this origin could be on step of manufacturing, assembly process, pre-installation, and installation. This scenario is empowered by the identification that the problems are related with raw material and the lack of trained labor. Among the finds, it could be highlighted improper cut, default of one of the basics elements of the system such as, threshold and jamb for example, and the inappropriate application of the sealant material. Finally, this work concluded this type of installation must be done by trained professionals and made of raw material with adequate quality, following the requirements standardized by currently rules. Estes problemas se manifestam com maior intensidade nas aberturas, como janelas e portas. Assim, esta pesquisa teve como objetivo avaliar o desempenho de instalações de esquadrias nestas edificações em relação a estanqueidade. Para isso, foram analisados registros de serviços de instalação de esquadrias em fachadas com certo tempo de uso com intuito de determinar a fonte dos problemas. Foi identificada que a origem poderia ser na etapa de fabricação, montagem, pré-instalação e instalação. Este cenário é potencializado pela constatação de problemas relacionados a matéria-prima e a falta de treinamento da mão de obra. Entre os resultados, pode ser destacado o corte inadequado do perfil, ausência de um dos elementos básicos do sistema, como soleira e contra marco, por exemplo, e aplicação inadequada dos materiais selantes.
