Resumo: | This study aims to present the proposed feasibility study on reforming the Hotel Itapirubá, with the aim to bring benefits to the surrounding region, and to use the building which is now abandoned. The literature review was made through the use of teaching materials, and current regulations necessary for the hotel fits the current requirements. The search documentation was all-important for the completion of research, because it was through it that it became possible to analyze the use of existing environments. The proposal was to emphasis the architectural design so that it is aware of the possible renovation of the hotel. It is assumed as its main goal the decision to maintain the existing structure, thus avoiding demolition and consequently contribute to sustainability. However, some changes were needed to the property were to suit the new architectural design proposal. Regarding the use of the building, changes were made as this, making the space more useful. In addition to the proposed reform, the implementation of a condominium was suggested, because the ground has a large area and no profitable use for the property. With this initiative, the financial benefits may meet the expenses necessary for reform. The changes presented were designed in order to meet the demand in the region needs so that the enterprise has investments in all seasons, and better use of the land, since it is located by the sea. |

A revisão de literatura se deu através da utilização de materiais didáticos, e normas vigentes necessárias para que o hotel se adeque as exigências atuais. A busca de documentação foi de total importância para a conclusão da pesquisa, pois foi através dela que se tornou possível analisar o uso dos ambientes existentes. A proposta teve como ênfase o projeto arquitetônico para que se tenha conhecimento da possível reforma do hotel. Admite-se como objetivo central a decisão em manter a estrutura existente, evitando assim demolições e contribuindo consequentemente com a sustentabilidade. No entanto, foram necessárias algumas alterações, para que o imóvel viesse a se adequar à nova proposta projetual. Em relação ao uso da edificação, foram feitas mudanças quanto isso, tornando o espaço mais útil. Além da proposta de reforma, foi sugerido a implantação de um condomínio, pelo fato de o terreno possuir uma grande área e, sem uso lucrativo para o imóvel. Com esta iniciativa, os benefícios financeiros poderão suprir os gastos necessários para a reforma.
