Construção modular em Light Steel Frame: comparativo com construção em alvenaria convencional

Resumo: This work in based on the presentation of a case study in which a modular construction in Light Steel Frame (LSF) is compared to a conventional building in masonry. The general objective of this work is to analyse the technical and economic viability of Light Steel Frame modular construction and present its advantages and possible improvements. Nowadays the population is having a great concern related to the impact crated by humans and their activities. Among the activities that cause the greatest environmental, social and economic impact, is the civil construction. Therefore, this work assesses the potential use of LSF modular construction to reduce the impact of civil construction in buildings of small and medium size. Aiming to better define this potential, it was used the LEED for homes criteria, from the Green Building Council (GBC), accepted worldwide as a certificate for sustainable buildings. As the objective is to evaluate the building methods, the criteria that refer to available infrastructure and the localization of the building were not considered. Several LEED criteria that refer to the construction itself are already met by LSF modular construction such as innovation, waste reduction and low impact of the building in the vicinity. Furthermore, it discusses the possibility of meeting the other requirements of the certification as well. This analysis allows LSF modular construction companies to take advantage of the potential that this way of building brings and offer to the public better and more sustainable solutions. The advantages of modular construction perceived through the undertaken studies are more related to the delivery of a construction with superior quality, on time and within budget, rather than necessarily a lower cost. However, knowing the involvement that a building process requires from the owner, the modular building method helps to reduce it expressively. Moreover, the time required to build is significantly reduced comparing with conventional masonry building and does not depend on the climate because it is built in factories.

O objetivo geral deste trabalho é analisar a viabilidade técnica e econômica de casas modulares em LSF e apresentar as suas vantagens e possíveis melhorias. Atualmente há uma grande preocupação da população em relação ao impacto gerado pelo ser humano em suas atividades. Dentre as atividades de maior impacto ambiental, social e econômico está a construção civil. Por este motivo, este trabalho avalia o potencial do uso de construção modular em LSF para redução dos impactos da construção civil de residências de pequeno e médio portes. Com o propósito de se definir melhor este potencial, foram usados os critérios avaliativos do sistema de certificação LEED for homes, do Green Building Council (GBC), aceito mundialmente como certificação para edificações sustentáveis. Como o objetivo é avaliar o método construtivo, os critérios da certificação referentes à infraestrutura disponível e à localização da edificação não foram levados em conta. Muitos dos critérios LEED referentes à construção já são atendidos pela construção modular em LSF, como inovação, redução de resíduos e baixo impacto da obra na vizinhança. Além destes, foram discutidas as possibilidades de atender às outras exigências da certificação. Esta análise possibilita que empresas de construção modular possam aproveitar o potencial que este método construtivo traz e oferecer ao público soluções efetivamente melhores e mais sustentáveis. As vantagens referentes à construção modular percebidas através dos estudos feitos estão mais relacionadas à entrega de uma edificação com mais qualidade, dentro do prazo e do orçamento, do que necessariamente a um custo direto menor. No entanto, tendo em vista o envolvimento que o processo de construção exige por parte do proprietário, o método construtivo modular demanda menos envolvimento.
