Resumo: The objective of this work is to provide a broad application methodology for the identification and treatment of building pathologies and to promote the relevance of predictive maintenance in the technical environment, aiming to reduce costs. For that, six original methodological studies about the study process of pathologies in buildings were analyzed. It was verified that the better the inspection of a building, the less the chance of errors when prescribing the corrections. The methodology developed has a pyramidal configuration in order to indicate the dependence among the stages of the pathological study. They are from the bottom up: inspection, diagnosis, prognosis and intervention.

They are from the bottom up: inspection, diagnosis, prognosis and intervention.Se anhela con este trabajo proporcionar metodología de amplia aplicación para la identificación y tratamiento de patologías en construcciones y fomentar en el medio técnico la relevancia del mantenimiento predictivo, con el fin de reducir costos. Para eso, se analizaron seis trabajos metodológicos originales acerca del proceso de estudio de patologías en edificaciones. Se constató que cuanto mejor realizada la inspección de una edificación, menor es la probabilidad de errores cuando se prescriben las correcciones. La metodología desarrollada asume la configuración piramidal con el fin de indicar la dependencia entre las etapas del estudio patológico. Son desde la base hasta la cima: inspección, diagnóstico, pronóstico e intervención.Almeja-se com este trabalho fornecer metodologia de ampla aplicação para a identificação e tratamento de patologias construtivas e fomentar no meio técnico a relevância da manutenção preditiva, a fim de minimizar custos. Para tal, foram analisados seis estudos metodológicos originais acerca do processo de estudo de patologias em edificações. Constatou-se que quão melhor realizada a inspeção de uma edificação, menor a chance de erros quando da prescrição das correções. A metodologia desenvolvida assume configuração piramidal a fim de indicar a dependência entre as etapas do estudo patológico.
