Strategy and performance in real estate mediation companies: relational analysis among the variables

Resumo: The business environment is a complex and dynamic system that needs to be “looked at” properly in order to succeed. Complex and critical situations that have occurred and are occurring in organizations make it difficult to create and maintain a competitive advantage. Factors such as globalization, dissolution of commercial borders and the creation of global business networks are some of the new opportunities and threats that have affected companies. The recent economic situation is leading to a rapid and accelerated revolution and shifting paradigm, which has resulted in the increasing of uncertainty and complexity. This work aims to evaluate the influence of strategy on performance in real estate mediation companies. To achieve this goal, this investigation was determined according to a quantitative methodology, whose date was collected through a questionnaire survey, addressed to the management bodies of real estate mediation companies in Portugal, which belong to an international organization of real estate mediation, from those, 70 valid responses were obtained. The obtained results show that the strategy has a strong influence on performance, especially in the dimensions of financial performance, customers and internal processes. The obtained results also reveal that the type of dominant strategy of these companies is the prospecting strategy, which has a strong link between financial performance, customers and internal processes. This study contributes to the development of the literature, regarding strategy and performance, allowing to expand the knowledge about strategy and performance, through the application of constructs. In what the business level is concerned, companies in this sector and type must use efficiently resources in order to sustain competitive advantage and performance.

Situações complexas e críticas que ocorreram e ocorrem nas organizações dificultam, a criação e manutenção de vantagem competitiva. Fatores como a globalização, cessação de fronteiras comerciais e criação de redes globais de negócio, são algumas das novas oportunidades e ameaças que têm afetado as empresas. A situação económica recente está a levar a uma rápida e acelarada revolução e mudança de paradigma, o que tem resultado numa crescente incerteza e complexidade. Este trabalho tem como objetivo, analisar a influência da estratégia no desempenho nas empresas de mediação imobiliária. Para atingir este objetivo, esta investigação desenvolveu-se segundo uma metodologia quantitativa, cujos dados foram recolhidos através de um inquérito por questionário, dirigido aos órgãos de gestão das empresas de mediação imobiliária em Portugal, pertencentes a uma organização internacional de mediação imobiliária, através dos quais se obtiveram 70 respostas válidas. Os resultados obtidos mostram que a estratégia exerce uma forte influência sobre o desempenho, especialmente, nas dimensões do desempenho financeiro, clientes e processos internos. Aqueles revelam, ainda, que o tipo de estratégia dominante destas empresas é a estratégia prospetor, que exerce uma forte ligação entre o desempenho financeiro, os clientes e os processos internos. Este estudo contribui para o desenvolvimento da literatura, no que respeita à estratégia e desempenho, permitindo expandir o conhecimento sobre estratégia e desempenho, através da aplicação de constructos.
