Therefore, a protection is highly needed to prevent the effect of nullity of simulation which can so easily influence their interest. It is not difficult to discover that the Portuguese Civil Code offers the third party a series of protection, such as the article 243rd and 291st. However, when there is more than one third-party in the relationship of the simulated transaction, it is hard to balance the conflict of interest between them. In the national Civil Code, there is not any special norm that deals with this kind of conflict directly. Hence, this thesis aims at finding the most reasonable resolution to this problem which can be compatible with our legal system. By verifying diverse doctrines, the article 291st of the Civil Code and the rules of the registration can be a possible resolution which is appropriate to be used in the national legal system to deal with this problem.In addition to the position we stand for, some typical conflicts between third-parties, such as the conflicts between creditors, between the sub-purchasers and between the sub-purchaser and creditor, are analyzed in this dissertation according to the resolution we find.However, although we analyze some common types of conflicts between third-parties in society, when we apply our solution in the concrete case, we must analyze the real situations in the case to determined the prevalence. Although we use the norms regulated in the law to deal with the conflicts, we hope that the legislator can express a clear attitude on these conflicts to unite the diverse opinions.Sendo uma das causas de nulidade, o negócio simulado pode prejudicar a confiança do terceiro e a segurança das atividades comerciais. Portanto, a proteção é altamente necessária para evitar o efeito de nulidade de simulação pode tão facilmente influenciar o interesse do terceiro. Não é difícil descobrir que o Código Português Civil confere ao terceiro uma série de proteção, tais como os artigos 243º e 291º. No entanto, quando há mais de um terceiro num negócio simulado, é difícil equilibrar o interesse entre eles. No Código Civil nacional, não há qualquer norma especial que trata deste tipo de conflito diretamente. Assim, esta dissertação visa encontrar a resolução mais razoável do problema que pode ser compatível com o nosso sistema jurídico. Através de verificar diversas doutrinas, o artigo 291º do Código Civil e as regras do registo pode ser uma possível resolução deste problema que é adequada com o regime jurídico nacional. Além da posição que defendemos, alguns tipos de conflitos típicos entre terceiros são analisados neste trabalho, como os conflitos entre credores, entre subadquirentes e entre subadquirente e credores, de acordo com a resolução que encontramos. Porém, embora analisemos os tipos dos conflitos frisantes na sociedade, quando aplicarmos a nossa solução no caso concreto, devemos analisar as situações reais no caso para determinar a prevalência.
