Resumo: The paper presents an overview of the drivers that impact a particular commercial real estate class: the parking lots. This study starts by analysing the market where this piece of commercial real estate is inserted in. Then it proceeds to an exhaustive literature review identifying the relevant factors that affect the parking sector. After assessing macro and micro factors that could impact the fund's performance, some strategies were outlined, and it was measured the current exposure at which Imofomento's parking lots were exposed to. This study is carried out in collaboration with BPI Gestão de Ativos (BPI GA), which means that in the paper, an analysis of some of the assets of its parking lots is carried out
