Resumo: This research brings light to a subject barely discussed in Geography, that is, the urban voids that are idle spaces which impact small, medium and large cities. The production of such spaces engenders problems and attends private interests, especially those of the land agents, or to assure the maintenance of real state speculation by the real state developers. In face of that, urban voids restrain the role of the property’s social function, when they affect the assurance of the population’s life quality. Such fact contributes with urban segregation by precluding the access of large part of the population to these spaces, due to the high cost resulting from real state speculation, besides causing environmental problems and proliferation of disease. Thus, this research aims at analyzing the conditions of production and reproduction of urban voids in the central area of Terra Boa-PR. The methodology used consisted in bibliographical research, field survey and technical referential. Results show that urban voids, specifically the speculative ones, are a reality in the central area of Terra Boa with 6.38% of properties not built, being kept for further valuation through real state speculation. Therefore, it is possible to assert that the phenomenon takes place in this city because it contains the elements necessary to attend the interests of the agents responsible for producing urban space.

La producción de esos espacios genera problemas que están direccionados a intereses particulares, especialmente al de los agentes de la tierra, para garantizar el mantenimiento de la especulación inmobiliaria por parte de los promotores inmobiliarios. Es así que, los vacíos urbanos impiden el cumplimiento de la función social de la propiedad, cuando no proporcionan garantía en la calidad de vida de la población. Lo que contribuye sobre todo a la segregación urbana al impedir el acceso de la mayoría de la población a esos terrenos debido al alto costo como resultado de la especulación inmobiliaria, además de causar problemas ambientales y de proliferación de enfermedades. La investigación analiza las condiciones de producción y de reproducción del fenómeno de los vacíos urbanos insertados en el área central de la ciudad de Terra Boa-PR. Como estrategia metodológica se utilizó la investigación bibliográfica, el levantamiento de campo y el referencial técnico. Los resultados indican que los vacíos urbanos, específicamente los especulativos, son una realidad presente en el área central de Terra Boa, pues el 6,38% de los inmuebles son lotes no edificados, conservados con vistas a la valorización futura, a través de la especulación inmobiliaria. De ese modo, se constata que ese fenómeno ocurre en la ciudad por poseer los elementos necesarios para la atención de los intereses de los agentes productores del espacio urbano.A pesquisa traz à tona uma temática pouco discutida na área de Geografia, ou seja, trata-se dos vazios urbanos que são espaços ociosos que atingem as cidades pequenas, médias e grandes. A produção desses espaços geram problemas e estão voltados para o atendimento de interesses particulares, especialmente aos dos agentes fundiários, ou para garantir a manutenção da especulação imobiliária por parte dos promotores imobiliários. Diante disso, os vazios urbanos impedem o cumprimento da função social da propriedade, quando não propicia a garantia da qualidade de vida da população. Fato esse que contribui, sobremaneira, para a segregação urbana ao impedir o acesso da maioria da população a esses terrenos devido ao alto custo que é resultado da especulação imobiliária, além de causar problemas ambientais e de proliferação de doenças. Assim sendo, a pesquisa objetiva analisar as condições de produção e de reprodução do fenômeno dos vazios urbanos inseridos na área central da cidade de Terra Boa-PR. Como aporte metodológico utilizou-se: pesquisa bibliográfica, levantamento de campo e referencial técnico.
