This paper sets out to discuss the elaboration of a preliminary rehabilitation project for the Palmares Building, in the city center of Maceió/AL, in the perspective of meeting the contemporary usage needs for a Reference Center directed to the Intangible Heritage of Alagoas. The motivation for the elaboration of this study consisted on the academic experience acquired during the Scientific Initiation research in Centro’s neighborhood, which served as the definition of the empirical study, and also the opportunity of working for the Historical and Artistic National Heritage Institute, which inspired the new use for the building. The problem was structured on the design of the building’s rehabilitation, which is currently in an advanced degradation state, being a vacant building in the city center, and it is based on a solution that values the patrimonial environment in which it is inserted in a way it enables urban vitality for the area. The research was developed around the National Inventory of Cultural References (INRC) and surveying during cultural events so it would be possible to explore truthfully the cultural customs and identify its spatial dynamics and needs. The locational potentialities of the Site were analyzed, highlighting its historical and cultural importance for the city, and in the landscape of the neighborhood, this being a project premise so the urban setting could be analyzed. Regarding the physical state of the building, on-site visits, pathologies mapping and a historical survey had to be done. The rehabilitation project was structured based on the Usage, Localization and Constructing Factors that guided the creation of design principles, being permeability, connection, volumetry, flexibility and bioclimatic solutions. These permeated a diverse needs program with workshop and exhibition rooms, theater, library, restaurants, administration and observatories. The rehabilitation of a building in a historic center contributes to a greater urban vitality to the surroundings, corroborating the social role of the land and preserving the historic landscape of the neighborhood.
