The building inspection is an extremely important tool, facing the objective of diagnosing the building, through the evaluation of its technical characteristics, use and maintenance, performed an analysis from the life cycle, stability, safety and other aspects of performance. Thus, the general objective of this work was to elaborate a case study to analyze the impact of building management and maintenance in the didactic building of the Humanities Center 2 of the Federal University of Ceará, regarding pathological manifestations. Besides recording the current state of the equipment, this research also aims to propose a technical basis and focus of action for future interventions. For this, the GUT method was used as a management tool to prioritize the solution of problems. This method considers the severity, urgency and trend of the problem to be analyzed, so that the inspection can be reasonably evaluated. Thus, a photographic report was generated with the indication of the cause, anomaly, risk, remediation measure, and execution time for each problem found. In a general analysis, it is identified that most of the problems found in the building are directly related to failure or lack of maintenance. Besides this, situations that were not caused by maintenance itself were aggravated by the lack of it. Thus, it is recommended that a maintenance plan be prepared and properly followed, which will guide the actions to be taken regularly as well as procedures to be taken in non-routine situations.
