Real estate development feasibility based on risk analysis: Viabilidad del desarrollo inmobiliario basado en análisis de riesgos

Resumo: With the civil construction scenario becoming increasingly competitive, companies must work with a small profit margin. With this, any unforeseen event or uncertainty can make the investment unviable. Companies have implemented risk management in their planning, and since 2015, this has also become a mandatory requirement of the ABNT NBR ISO 9001 standard. This study aims to identify and statistically analyze the risks of incorporation using a methodology proposed in light of the PMBOK. A literature review on modeling and risk assessment was conducted, as well as a case study, starting with document analysis and a survey of costs, revenues, and initial assumptions, where a risk survey was conducted with the members of the incorporating company. The indexes were determined through a Monte-Carlo simulation using an Excel software program called @Risk. At the end of the study, the financial viability indicators were established, detailing the range of values and the probability of each of them occurring. Thus, it enabled the feasibility of the enterprise to be determined and understand the utmost importance that risk management has for the effectiveness of an enterprise. Con esto, cualquier imprevisto o incertidumbre puede hacer inviable la inversión. Las empresas han implementado la gestión de riesgos en su planificación, que desde 2015 también se ha convertido en un requisito obligatorio de la norma ABNT NBR ISO 9001. Este trabajo tiene como objetivo identificar y analizar estadísticamente los riesgos de una incorporación, realizado a través de una metodología propuesta. a la luz del PMBOK, para determinar la viabilidad económica y financiera de un proyecto. Se realizó un estudio de caso, basado en un análisis documental y un relevamiento de costos, ingresos y supuestos iniciales, seguido de la gestión de riesgos. Los índices se determinaron usando una simulación Monte-Carlo usando un programa de Excel llamado @Risk. Al finalizar el estudio, se determinaron los indicadores de viabilidad financiera, detallando el rango de valores y la probabilidad de que ocurra cada uno de estos valores, permitiendo así determinar la viabilidad del emprendimiento, además de comprender la importancia primordial que tiene la gestión de riesgos para la eficacia de una empresa.Com o cenário da construção civil se tornando cada vez mais competitivo é necessário que as empresas trabalhem com uma margem de lucro pequena. Com isso, qualquer imprevisto ou incerteza pode ocasionar a inviabilidade do investimento. As empresas têm implementado em seu planejamento o gerenciamento de riscos, o qual, desde 2015, também se tornou requisito obrigatório da norma ABNT NBR ISO 9001. O presente trabalho tem como objetivo a identificação e a análise estatística dos riscos de uma incorporação, realizada por meio de uma metodologia proposta à luz do PMBOK. Foi realizada uma revisão da literatura sobre a modelagem e a avaliação de risco, bem como um estudo de caso, partindo de uma análise documental e levantamento de custos, receitas e premissas iniciais, em que foi realizado o levantamento de riscos com os integrantes da empresa incorporadora. Os índices foram determinados por meio de uma simulação de Monte-Carlo a partir do programa no software Excel chamado @Risk. Ao final do estudo foram determinados os indicadores de viabilidade financeira, detalhando a faixa de valores e a probabilidade de cada um deles ocorrerem, permitindo, dessa forma, determinar a viabilidade do empreendimento, abem como de entender a suma importância que o gerenciamento de riscos tem para a eficácia de um empreendimento.
