LAND RESERVES AND REAL ESTATE DYNAMICS IN THE SOUTHWEST ZONE OF UBERABA-MG

Resumo: The article discusses aspects of the production of urban space in the Southwest zone of Uberaba-MG based in specific actions of social agents and their spatial materialization. Based on bibliographic research, data survey, field survey, and mapping of the urban area, it presents an analysis of the actions of the State, landowners, and real estate developers in the production and unequal valuation of urban space, pointing out its intensification with the advent of the agribusiness economy. In the historical cut from 2000 to 2022 there was an intense valorization of the Uberaba`s southwest zone, highlighting an accelerated verticalization process and the implantation of specialized stores and services, among others, which has contributed to the significant increase in the price of the land, and culminating in speculative processes of the real estate sector that expand their land reserves, compromising the social function of the city.

A partir de investigaciones bibliográficas, levantamiento de datos, observaciones de campo y mapeos del área urbana, se presenta un análisis de la actuación del Estado, de los propietarios de tierras y de los promotores inmobiliarios en la producción y valorización desigual del espacio urbano, señalando su intensificación con el advenimiento de la economía del agronegocio. En el corte histórico de 2000 a 2022 hubo una intensa valorización del eje Sudoeste de Uberaba, destacándose un acelerado proceso de verticalización e implantación de comercios y servicios especializados, entre otros, lo que ha contribuido al significativo aumento del precio del suelo, y culminando en procesos especulativos del sector inmobiliario que amplían sus reservas de suelo, comprometiendo la función social de la ciudad.O artigo discute aspectos da produção do espaço urbano no eixo Sudoeste de Uberaba-MG a partir de ações de agentes sociais específicos e sua materialização espacial. A partir de pesquisas bibliográficas, levantamentos de dados, observações de campo e mapeamentos da área urbana, apresenta-se uma análise da atuação do Estado, dos proprietários fundiários e dos incorporadores imobiliários na produção e valorização desigual do espaço urbano. Aponta-se a intensificação desse processo com o advento da economia do agronegócio.
