Stimulated by the transformations in the global economy, can be clearly noted a constant search for quality, productivity and competitive differentials that can determine the survival or extinguishing of an organization. Researches involving both academic and business environment has presented positive results, pointing directions to be followed. Part of these studies is aimed to identify the expectations and the satisfaction degree of the customer regarding the product/service, moving company's attention toward who should really be the center of its attentions: the customer. In this context, the residential real-estate market faces a great challenge, offering to the consumer a good whose classification as product and/or service can generate quarrels, given the subjective characteristic of this problem. The present work propose a method of Post-Occupancy Evaluation (POE) based on the Analytical Hierarchy Process (AHP) which, considering the inherent subjectivity of the customer satisfaction researches, faces the problem with a rational and consistent method identifying eventual incoherences of these evaluations. Through the present work, it is intended to: (1) question, based on the bibliographical review of the subject, the classification of the object in study - residential real-sate - as a product and/or service, aiming to better understand customers' expectations; (2) analyze the postoccupancy evaluation (POE) for residential units, by the customer point-of-view; (3) investigate the possibility of using the Analytical Hierarchy Process (AHP) to identify the priorities related to the product/service of the real-estate market, considering the customer needs; (4) propose a method that allows to investigate the users' of residential property satisfaction level integrating principles of both POE and AHP; (5) present the results of the application of this method in a residential condominium located at Rio de Janeiro / Brazil; (6) consider futures studies for further development of the subject in question
