Resumo: The usage of concrete blocks on structural masonry emerges as a new option of constructive method in the city of Cuiabá-MT. Due to the extremely high temperatures of this region, the pathologies causative factors may vary from other regions analysis demanding, new researches for this new constructive option. Therefore, the present work aimed to list out all the shown pathologies in the concrete block's structural masonry facades of Condomínio Residencial Solar das Flores's buildings, and set up maintenance goals. For that, the facades were all mapped using AutoCAD, then they’re inspected in loco and the found pathologies tabulated according to the bibliographic review. The outcome was that 54% of them were caused by thermical expansion of the buildings without any kind of efflorescence detected during the entire study time. Finally, the correct maintenance necessary for each kind of pathology found was presented, aiming to provide an increased building performance.

Novos métodos exigem novas pesquisas, e sendo esta uma região de clima muito quente, os fatores causadores das patologias nesse tipo de construção podem se diferenciar das análises de outras regiões. Por isso, este trabalho objetivou realizar um levantamento das manifestações patológicas referentes à alvenaria estrutural de bloco de concreto nas fachadas do Condomínio Residencial Solar das Flores, e estabelecer metas de manutenção. Para tanto, foi realizado um mapeamento das fachadas através de inspeção visual e as patologias foram configuradas por meio de revisão bibliográfica. A partir de então, obtivemos um resultado de que 54% das patologias são fissuras devido à movimentação térmicas e que não são encontradas eflorescências neste estudo.
