APROPRIAÇÃO DA TERRA URBANA NA CIDADE DE MANAUS: A NATUREZA LOTEADA NO BAIRRO TARUMÃ (Urban land appropriation in the city of Manaus: subdivided nature in the Tarumã district)

A expansão dos loteamentos fechados como nova forma de moradia das classes médias/altas vem ocorrendo de maneira intensa, no bairro Tarumã, na Zona Oeste da cidade de Manaus. Partimos da análise de uma das condições essenciais para intensificação desse tipo de moradia, a posse de glebas, por restrito número de proprietários em polêmico histórico de irregularidades, propiciando a concentração desses empreendimentos na área de estudo. Seguimos verificando como o monopólio e a apropriação da terra urbana concede vantagens e possibilidades dos agentes produtores do espaço (proprietários fundiários e incorporadores), de auferirem sobrelucros, pois os atributos físicos locais (o rio Tarumã e a vegetação) são transformados em atrativos desses loteamentos fechados, fato que afeta a qualidade do uso do espaço público, pois impede ao restante da cidade o acesso ao rio. ABSTRACT The private land divisions popularity as a new form of housing of the upper middle class/middle class, is raising in a intense way in the west zone of Manaus, more precisely in Tarumã district. We started with the analysis of one of the essential conditions for the intensification of this type of housing: the soil ownership, by a restricted number of proprietors, a very common situation in the study area, despite the fact of historical irregularities with the Certificates of Title. We follow verifying how the monopoly and the appropriation of the urban land grants many advantages and possibilities towards the agents of space (Estate Syndicators), whom use the local physical attributes (the river Tarumã and the vegetation) as an additional attractive of these closed land divisions, thus obtaining huge profits, what ends up affecting the quality of the public space, therefore damaging the environment.
