Resumo: Brazil has witnessed notable economic growth throughout its history, driven by income distribution, market diversification, and production incentives. In 2022, the construction industry recorded growth exceeding the national rate for the second consecutive year. Simultaneously, the real estate market seeks innovations to meet specific consumer demands, highlighting project customization as a competitive advantage; however, this approach faces challenges such as additional costs and complex management. Building Information Modeling (BIM), coupled with visual programming tools and low-code technologies, emerges as a support for this process, allowing the modeling of customized units in the design phase, extraction of quantities, and practical budgeting, aiming to optimize information management in customization. This work aims to present the development of a process using BIM with visual programming and Power Platform tools for the automation of projects and budgets in the apartment customization process. A procedure was developed for the customization projects in Revit, enabling the extraction of necessary quantities in conjunction with routines developed in Dynamo. Subsequently, an application was created using Power Apps and Power Automate to formulate budgets using quantities extracted from the BIM model in conjunction with cloudstored databases, capable of organizing information and extracting these budgets in PDF format. Following this, an analysis of the developed process was conducted with a practical application in a test project, demonstrating the effectiveness of the developed process and the results obtained through the applied solution.

No ano de 2022, a construção civil registrou um crescimento superior à taxa nacional pelo segundo ano consecutivo. O mercado imobiliário, em paralelo, busca inovações para atender às demandas específicas dos consumidores, destacando a personalização de projetos como um diferencial competitivo; no entanto, essa abordagem enfrenta desafios, como custos adicionais e gestão complexa. O BIM (Building Information Modeling), aliado às ferramentas de programação visual e tecnologias de baixo código, surge como um auxílio para este processo, permitindo a modelagem de unidades personalizadas na fase de projeto, a extração de quantitativos e realização de orçamentos de forma prática, visando otimizar a gestão das informações na personalização. O presente trabalho tem o objetivo de apresentar o desenvolvimento de um processo utilizando o BIM com programação visual e ferramentas da Power Platform para a automação dos projetos e orçamentos do processo de personalização de apartamentos. Foi desenvolvido um procedimento para a elaboração dos projetos de personalização no Revit para que, em conjunto com as rotinas desenvolvidas no Dynamo, fosse possível extrair os quantitativos necessários para a personalização. Em sequência, foi desenvolvido um aplicativo utilizando o Power Apps e o Power Automate para elaborar os orçamentos utilizando os quantitativos extraídos do modelo BIM em conjunto com bases de dados armazenadas na nuvem, capaz também de organizar as informações e extrair esses orçamentos no formato PDF.
