ECONOMIC AND FINANCIAL FEASIBILITY ANALYSIS FOR LAND DEVELOPMENT IN ENCANTADO, BRAZIL

Resumo: | The development of land subdivisions is an important activity in the field of urban economy and also has environmental and social consequences. From an economic point of view, this is a relatively complex task. Project planning can be improved with a more objective analysis. Reducing subjectivity can reduce the risk involved and increase the likelihoodof success. This paper presents the feasibility analysis of a development in Encantado, southern Brasil. From the estimate of land values, it was proposed a cash flow with the distribution of costs and revenues throughout the project. For the analysis of the financial viability of the development,scenarios were adopted adopting as indicators of feasibilitypayback, net present value and internal rate of return, which indicated that the investment can bring significant financial returns. The study aims to contribute to the understanding of the economic organization of this type of enterprise. |

Do ponto de vista econômico, trata-se de tarefa relativamente complexa. O planejamento dos empreendimentos pode ser aprimorado com uma análise mais objetiva. A redução da subjetividade pode reduzir o risco envolvido e ampliar as probabilidades de sucesso. Este trabalho apresenta a análise de viabilidade de um loteamento em Encantado, RS. A partir da estimativa de valores para os terrenos, foi proposto um fluxo de caixa com a distribuição de custos e receitas ao longo do empreendimento. Para a análise de viabilidade financeira do loteamento foram utilizados cenários adotando como indicadores de viabilidade: payback, valor presente líquido e taxa interna de retorno, os quais indicaram que o investimento pode trazer retornos financeiros significativos.
