Segundo a Carta Internacional do Turismo Cultural, o turismo cultural é uma parte essencial de muitas economias nacionais e regionais e pode ser um importante fator no desenvolvimento. Dentro do contexto de preservação do patrimônio histórico, para este trabalho, foi escolhido como objeto de estudo o Museu Nacional de Imigração e Colonização da cidade de Joinville-SC. A edificação foi construída entre 1867-1870 e foi tombada em 1939. Este trabalho, pretende estudar e analisar as manifestações patológicas na argamassa de revestimento desse museu. No estudo de caso, realizou-se o levantamento de dados técnicos sobre a edificação em sites institucionais e com os funcionários do museu. Realizou-se também, em visita ao local da edificação, o registro de imagens das manifestações patológicas na argamassa de revestimento aplicada nesse edifício. Totalizando, no museu foram encontrados 70 pontos de avarias. Os problemas principais encontrados na edificação são decorrentes da umidade e as fissuras. Ao todo, 90% da argamassa de revestimento da edificação sofre com essas duas manifestações patológicas. Concluiu-se que, se não for tomado uma medida reparativa nas avarias encontradas na argamassa de revestimento, o museu perderá seu valor turístico com o passar dos anos.Historical heritage is essential to strengthen relationships in the community and reinforce the personal identity of each individual. According to the International Charter of Cultural Tourism, cultural tourism is an essential part of many national and regional economies and can be an important factor in development. Within the context of preservation of the historical patrimony, for this work, the National Museum of Immigration and Colonization of the city of Joinville-SC was chosen as object of study. The building was built between 1867-1870 and was listed in 1939. This work intends to study and analyze the pathological manifestations in the lining mortar of this museum. In the case study, it was carried out the survey of technical data on the construction in institutional sites and with the employees of the museum. The registration of images of the pathological manifestations in the coating mortar applied in this building was also carried out during a visit to the building site. In total, in the museum were found 70 points of malfunctions. The main problems encountered in building are due to moisture and cracks. In all, 90% of the mortar covering the building suffers from these two pathological manifestations.
