Inspection and construction of building screed: a case study

Resumo: Floor is one of the most important subsystems of a building, as it offers support and serves as a basis for carrying out activities inside the building. Many of the floor’s properties are related to support surfaces on which they are laid, and screed is the most frequently used substrate to intermediate the structural base and the final coating. Moreover, such a subsystem can suffer from pathological manifestations, caused by several factors. In this context, the aim of the present study was to identify the pathological manifestations in screed of a selected building and to evaluate its recovery based on the good execution practices and repair of this subsystem. For this, the main aspects of the screed and its potential pathological manifestations were analysed, as well as the principal procedures for a screed construction was identified. A case study was also presented in which the pathological manifestations observed on the floor of a building were treated by reconstructing the screed. Therefore, it was concluded that the screed, built according to technical recommendations and also considering the building conditions, showed a satisfactory performance to act as a basis for the final coating.

O piso é um dos subsistemas mais importantes de uma edificação, pois ele oferece suporte e serve como base para realização das atividades no interior da construção. Muitas das propriedades dos pisos estão relacionadas às superfícies de apoio nas quais eles são assentados, sendo o contrapiso o substrato mais utilizado para intermediar a base estrutural e o revestimento final. Além disso, tal subsistema está sujeito a surgimento de manifestações patológicas, causadas por diversos fatores. Neste contexto, o objetivo do presente trabalho foi identificar as manifestações patológicas de um contrapiso de uma edificação selecionada e avaliar a sua recuperação com base nas boas práticas de execução e reparo desse subsistema. Para isso, foram analisados os principais aspectos do contrapiso, e suas potenciais manifestações patológicas, bem como foram levantados os principais procedimentos para execução de um contrapiso. Foi apresentado ainda um estudo de caso em que os problemas observados no piso de uma edificação foram tratados por meio da reconstrução do contrapiso. Portanto, concluiu-se que o contrapiso, construído conforme as recomendações técnicas e também considerando as condições da edificação, apresentou desempenho satisfatório para atuar como base para o revestimento aplicado na obra estudada.
