Tendo em vista as alterações ambientais e redução da capacidade produtiva dos ecossistemas, o planejamento ambiental serve para organizar a ocupação da terra e compatibilizar os usos alternativos da terra com a proteção de ambientes ameaçados, visando melhorar a qualidade de vida das populações. Para realização deste trabalho foram feitas visitas técnicas, entrevistas, levantamentos de campo e de dados secundários. Com o objetivo de estabelecer o planejamento físico e biótico foi realizado o zoneamento da propriedade de acordo com as normas legais vigentes, além de estudos dos temas: geologia, solos, declividade, vegetação, usos e ocupação atuais. Para o planejamento ambiental do meio socioeconômico foi utilizado o Índice de Desenvolvimento Comunitário Rural – IDCR. Considerando todas as atividades exercidas no imóvel, as perspectivas futuras de desenvolvimento da família e o atendimento às normas legais, o zoneamento do imóvel estabeleceu doze unidades de paisagem: (i) eucalipto; (ii) áreas de reserva legal; (iii) pastagem; (iv) áreas de preservação permanente; (v) milho e outros grãos; (vi) silvo-pastoril; (vii) produção de hortaliças (céu aberto); (viii) cana-de-açúcar; (ix) cultivo de hortaliças protegido (estufas); (x) granja; (xi) corredor de distúrbio (linhão); e, (xii) pastagem nativa. O cálculo do valor do IDCR do imóvel foi de 0,67. A dimensão Bem-Estar foi a que apresentou maior sustentabilidade (0,82) e a de menor valor foi a dimensão Agroecológica (0,38). O planejamento ambiental do meio físico-biótico e do meio socioeconômico de um imóvel rural contribui para o conhecimento das atividades exercidas e para o desenvolvimento sustentável da exploração agrícola. _______________________________________________________________________________ ABSTRACTTo move towards the goals of sustainable rural development is necessary to neutralize or minimize negative environmental impacts and enhance positive impacts. In view of environmental change and reducing productive capacity of ecosystems, environmental planning serves to organize the uses and land tenure and reconcile the alternative land uses with the protection of threatened environments, to improve the quality of life of populations. In developing this work we use technical visits, interviews and field surveys, and secondary data. Aiming to establish the physical and biotic planning, zoning was conducted of the property in accordance with the legal provisions in force, in addition to studies of subjects: geology, soils, slope, vegetation, and uses current occupation. For planning the socioeconomic environment was used Index Rural Community Development - IDCR. Considering all the activities performed in the Property, the future prospects of family development and compliance with legal norms, then the zoning of the property established twelve landscape units: (i) eucalyptus (ii) legal reserves, (iii) pasture (iv) permanent preservation areas, (v) corn and other grains, (vi) forest-pasture; (vii) production of vegetables (open), (viii) sugarcane, (ix) protected cultivation of vegetables (greenhouses), (x) farm, (xi) corridor disorder (transmission line), (xii) native pasture. The calculation of the value of the property IDCR was 0.67. The dimension Welfare showed the largest sustainability (0.82) and the lowest value was Agroecological dimension (0.38).
