Resumo: The formulation of policies and incentive schemes to reduce energy consumption in buildings demand knowledge of the characteristics of built stocks to understand how their energy performance can be improved. The objective of this work is to identify, regarding the installed air conditioning system, the shape, dimensions, and percentage of facade opening of representative buildings that can be used as references in the analysis of energy performance in office buildings. The study focused on the city of Florianópolis. A sample of 197 office buildings was studied, adopting the K-means approach for classifying 187 buildings in terms of shape and dimensions and 179 buildings concerning the facades' opening percentage. For the installed air conditioning system, the analysis was based on the frequency of occurrence. From the results of the analysis, it is possible to state that the office buildings in Florianópolis can be represented by building plans of two distinct shapes (square and rectangular) in four different area sizes: (a) small square, measuring 16 mx 15 m (with a small tolerance for the difference between the two measurements) and (b) large square, measuring 23 mx 23 m; (c) small rectangle, measuring 15 m x 24 m and; (d) large rectangle, measuring 15 m x 34 m. The buildings of the typology mostly use individual conditioning systems provided by a window or split devices. The typical office building in Florianópolis has 33% of the glazed area on the north facade, 30% on the south facade, and 24% on the east and west facades.
