Resumo: | The orderly development of cities requires planning actions in accordance with the conditions of the environment, its use and occupation. This study aims to analyze the use and occupation of land around the Mãe Bonifácia State Park (PEMB) in the city of Cuiabá/MT and the real estate valuation in the years 2005, 2010 and 2020. The properties studied are located in the Zona de Damping within a range of 150m from the park boundary. The study of the use and occupation of land and properties were analyzed based on information from spatial data via Google Earth-Street View and vector data provided by the Municipality of Cuiabá, as well as the Generic Values Plant (PVG) and the Land Value of the Land (VVT), using geoprocessing in a Geographic Information Systems (GIS) environment. The results allowed us to analyze the structuring of the urban space where the highest real estate valuation was noticed in the properties close to the main avenues adjacent to the PEMB. |

Este estudio tiene como objetivo analizar el uso y ocupación del suelo en torno al Parque Estatal Mãe Bonifácia (PEMB) en la ciudad de Cuiabá / MT y la valoración inmobiliaria en los años 2005, 2010 y 2020. Las propiedades estudiadas se encuentran ubicadas en la Zona de Amortiguación dentro de un rango de 150 m desde el límite del parque. El estudio de uso y ocupación de suelo y predios se analizó con base en información de datos espaciales vía Google Earth-Street View y datos vectoriales proporcionados por la Municipalidad de Cuiabá, así como la Planta de Valores Genéricos (PVG) y el Suelo. Value of the Land (VVT), utilizando geoprocesamiento en un entorno de Sistemas de Información Geográfica (GIS). Los resultados permitieron analizar la estructuración del espacio urbano donde se notó la mayor valoración inmobiliaria en las propiedades cercanas a las principales avenidas aledañas al PEMB.O desenvolvimento ordenado das cidades requer ações de planejamento de acordo com as condições em que se encontra o meio ambiente, o seu uso e ocupação. O presente estudo tem como objetivo analisar o uso e ocupação do solo no entorno do Parque Estadual Mãe Bonifácia (PEMB) na cidade de Cuiabá/MT e a valorização imobiliária nos anos de 2005, 2010 e 2020. Os imóveis estudados estão situados na Zona de Amortecimento compreendidos numa faixa de 150m a partir do limite do parque. O estudo do uso e ocupação do solo e dos imóveis foram analisados a partir das informações dos dados espaciais via Google Earth-Street View e vetoriais fornecidos pela Prefeitura de Cuiabá, bem como a Planta de Valores Genéricos (PVG) e do Valor Venal do Terreno (VVT), utilizando geoprocessamento em ambiente de Sistemas de Informações Geográficas (SIG).
