Technical survey of the pathological problems of UEMG buildings – João Monlevade unit: effects and intervention conducts

Resumo: | This article has the objective to present a technical survey of building pathologies from Universidade do Estado de Minas (UEMG) – Unit João Monlevade. Pathological problems of the buildings were surveyed and the main causes and effects were pointed out according to technical literature. The pathologies were analyzed using the three basic steps of a methodology proposed by Lichtenstein, which consists of information collection, diagnosis and conduct definition. Building inspections, non-destructive tests to verifying the concrete degradation due to carbonation, Schmidt hammer test to determining the mechanical strength of the concrete were carried out. Besides the non-destructive tests, the maximum deflection of some system floors was determining to better understanding the occurred phenomena. The data collected in the survey were analyzed and the causes, correction and repair measures were defined to each studied pathology. The main identified pathologies were fissures in the masonry, excessive deformation of the system floors, carbonation, steel corrosion of reinforced concrete and infiltrations. An overview of the pathological problem analyses provides the confirmation that the most anomalies were associated to execution and/or design errors, allied to the lack of preventive maintenance of building elements. |

Los problemas patológicos de los edificios fueron estudiados y las principales causas y efectos fueron señaladas de acuerdo con la literatura técnica. Las patologías fueron analizadas utilizando los tres pasos básicos de una metodología propuesta por Lichtenstein, que consiste en recopilación de información, diagnóstico y definición de conducta. Inspecciones de los edificios, ensayos no destructivos para verificar la degradación del hormigón debido a la carbonatación y ensayo de martillo de Schmidt para determinar la resistencia a compresión del hormigón fueron realizados. Además de los ensayos no destructivos, la deflexión máxima de algunos pisos fue determinada para comprender mejor los fenómenos ocurridos. Los datos obtenidos en lo estudio fueron analizados y se definieron causas, medidas de corrección y reparación para cada patología estudiada. Las principales patologías identificadas fueron fisuras en la mampostería, deformación excesiva de los pisos, carbonatación, corrosión del acero de refuerzo de concreto e infiltraciones. Una visión general de los análisis de problemas patológicos proporcionó la confirmación de que la mayoría de las anomalías se asociaron a errores de ejecución y/o diseño, junto con la falta de mantenimiento preventivo de los elementos de los edificios.O presente artigo tem como objetivo apresentar o levantamento técnico dos principais problemas patológicos dos edifícios da Universidade do Estado de Minas Gerais (UEMG) – Unidade João Monlevade. Para isso, buscou-se realizar um levantamento das principais patologias existentes nas edificações da unidade, apontando as principais causas e efeitos dos problemas patológicos, de acordo com a literatura técnica. Os problemas patológicos foram analisados seguindo os três passos básicos de uma metodologia de análise proposta por Lichtenstein, que consistem em: levantamento de subsídios, diagnóstico e definição de conduta. Foram realizadas visto5rias nas edificações, como também ensaios não destrutivos para a verificação da degradação do concreto devido a carbonatação e ensaio de esclerometria para definição da dureza superficial do concreto e estimar sua resistência mecânica à compressão. Além dos ensaios não destrutivos, também foi determinada a flecha máxima de alguns sistemas de pisos, para maior esclarecimento dos fenômenos ocorridos. Logo após as vistorias, foram analisados os dados coletados, relacionando suas causas e medidas de correção e reparo para cada tipo de manifestação patológica em análise, sendo as principais: fissuras na alvenaria, deformações excessivas de sistemas de piso, carbonatação, corrosão do aço em elementos de concreto armado e infiltrações.
