Visuospatial techniques and the detection of pathological manifestations in mortar facades

Resumo: The degradation of buildings, inevitable due to the aging of construction materials, acquires greater relevance when it involves the theme of cultural heritage. The facade cladding works as a layer of protection, however, due to its exposure to environmental and climatic conditions, it becomes the area with the highest incidence of damage in the building. For the control of these damages, and studies of how to carry out an adequate maintenance, the detection of pathological manifestations in the facades must be accomplished, starting from a visuospatial inspection, of the metric and/or photographic type. More recently, with the increasing accessibility of digital technologies, methods such as photogrammetric and laser scanning have emerged. This type of study, the detection of pathological manifestations, particularly when dealing with a built cultural heritage, is a complex task, since only non-destructive processes must be performed. This work presents advantages and disadvantages of five different methods, based on several authors, associated to the evaluation of the state of degradation of mortar facades. The results, systematized in tables and graphs, indicate that there is no perfect technique, but combining several of them can lead to excellent results. It was also observed that the results obtained by different researchers, to estimate the damage caused to the coating, are conditioned to their technical knowledge and the infrastructure available for the interpretation of the data.

El revestimiento de fachada funciona como una capa de protección, sin embargo, debido a su exposición a las condiciones ambientales y climáticas, se convierte en la zona de mayor incidencia de daños en la edificación. Para el control de estos daños, y estudios de cómo realizar un mantenimiento adecuado, se debe realizar la detección de manifestaciones patológicas en las fachadas, a partir de una inspección visoespacial, de tipo métrica y/o fotográfica. Más recientemente, con la creciente accesibilidad de las tecnologías digitales, han surgido métodos como la fotogrametría y el escaneo láser. Este tipo de estudio, la detección de manifestaciones patológicas, particularmente cuando se trata de un patrimonio cultural construido, es una tarea compleja, ya que solo se deben realizar procesos no destructivos. Este trabajo presenta ventajas y desventajas de cinco métodos diferentes, basados en varios autores, asociados a la evaluación del estado de degradación de fachadas de mortero. Los resultados, sistematizados en tablas y gráficos, indican que no existe una técnica perfecta, pero la combinación de varias de ellas puede conducir a excelentes resultados. También se observó que los resultados obtenidos por diferentes investigadores, para estimar el daño causado al recubrimiento, están condicionados a su conocimiento técnico y la infraestructura disponible para la interpretación de los datos.A degradação de edificações, inevitável pelo envelhecimento dos materiais construtivos, adquire maior relevância quando envolve o tema do patrimônio cultural. O revestimento de fachada funciona como uma camada de proteção, porém, devido à sua exposição às condições ambientais e climáticas, torna-se a área com maior incidência de danos na edificação. Para o controle desses danos, e estudos de como realizar uma manutenção adequada, realiza-se a detecção de manifestações patológicas nas fachadas, partindo-se de um levantamento visuoespacial, do tipo métrico e/ou fotográfico. Mais recentemente, com a crescente acessibilidade às tecnologias digitais, surgiram métodos como o fotogramétrico e escaneamento a laser. Esse tipo de estudo para a detecção das manifestações patológicas, em particular quando aborda um patrimônio cultural edificado, é uma tarefa complexa, uma vez que devem ser realizados somente processos não destrutivos. Esse trabalho apresenta vantagens e desvantagens de cinco tipos de levantamento, apoiando-se em diversos autores, relacionados à avaliação do estado de degradação de fachadas argamassadas. Os resultados, sistematizados em tabelas e gráficos, indicam que não existe o método perfeito, mas a combinação de vários deles pode levar a excelentes resultados.
