The land market in the state of Ceará: an approach based on information from INCRA

Resumo: | This article discusses the methodology used by the National Institute of Colonization and Agrarian Reform (Incra) to record the dynamics of the land market in the country, and aims to identify and analyze the variables that are most used in land price and market studies, taking as a reference the experience of the state of Ceará, Northeast region of Brazil. The study used data from the Land Market Analysis Report (RAMT), for the year of publication 2017, together with statistical techniques of Factor Analysis and Cluster Analysis. The procedure for calculating the price of land was based on the values of the properties according to the areas of the establishments, according to each location. In the results of the work, it was possible to perceive how the analyzed variables are correlated with each other for the formation of the land market and the degree of compatibility (cluster) between the municipalities of Ceará. |

En el estudio se utilizaron datos del Informe de Análisis del Mercado de Tierras (RAMT) para el año de publicación de 2017, junto con técnicas estadísticas de análisis factorial y análisis de conglomerados. El procedimiento para calcular el precio de las tierras se basó en los valores de las propriedades según las áreas de los establecimientos, según cada localidad. En los resultados del trabajo, fue posible percibir cómo las variables analizadas se correlacionan entre sí para la formación del mercado de tierras y el grado de compatibilidad (cluster) entre los municipios de Ceará.Este artigo aborda a metodologia utilizada pelo Instituto Nacional de Colonização e Reforma Agrária (Incra) para registrar a dinâmica do mercado de terras no país, e tem como objetivo identificar e analisar as variáveis que são mais utilizadas em estudos de preço e mercado de terras, tomando como referência a experiência do estado do Ceará, na região Nordeste do Brasil. No estudo, foram utilizados dados do Relatório de Análise de Mercados de Terras (RAMT), relativos ao ano de publicação de 2017, juntamente com as técnicas estatísticas de análise fatorial e análise de clusters. O procedimento do cálculo de preço de terras se deu a partir dos valores das propriedades em função das áreas dos estabelecimentos, conforme cada localidade.
