Resumo:  The objective of this paper is twofold. 1) to propose from a methodological point of view  a new estimation of housing demand in Brazil (from the family component), which can be applied to national, regional, state, and municipal levels, and also for the intra-municipal analysis; 2) to present the results of the estimation for the country, by utilizing the National Household Survey (PNAD). The basis of the methodology takes into account the headship rate (% of heads of households in relation to the population of each age group), the average age at marriage and the life cycle of persons and families. Faced with the demographic transition process and the changes in the age structure, the ageing process in Brazil has progressed very fast. As a result, housing demand is affected in a very important way by the demographic dynamics and it has significant regional impacts.

As a result, housing demand is affected in a very important way by the demographic dynamics and it has significant regional impacts.  Este artículo tiene duplo objetivo: 1) fundamentar teóricamente una metodología y presentar los resultados para calcular la demanda de vivienda en Brasil (a partir del componente de la familia) que se puede aplicar tanto a nivel nacional, regional, estatal y municipal, así como para análisis intramunicipal, es decir, a nivel de sector censal; 2) presentar los resultados del cálculo de la demanda de vivienda para Brasil, utilizando la Encuesta Nacional por Muestro (PNAD). La base de la metodología y el cálculo toma en cuenta el ritmo de crecimiento de la jefatura de hogar (% de los jefes de los hogares en relación con la población de cada grupo de edad), la edad media al matrimonio y el ciclo de vida de los individuos y las familias. Con la transición demográfica y el cambio de la distribución por edades de la población en Brasil, ha avanzado el envejecimiento poblacional. Con esto, la demanda de viviendas está muy afectada por la dinámica demográfica y presenta impactos regionales importantes.O presente texto tem objetivo duplo: 1) fundamentar teoricamente uma metodologia e apresentar os resultados para calculo da demanda habitacional no Brasil (a partir do componente família), podendo ser aplicada tanto em nível nacional, regional, estadual, municipal, como para a análise intramunicipal, ou seja, em nível de setor censitário; 2) apresentar os resultados do cálculo da demanda habitacional para o país, utilizando os dados da Pesquisa Nacional por Amostra de Domicílios (PNAD). A base da metodologia e do cálculo leva em consideração a taxa de chefia (% de chefes de domicílio em relação à população de cada grupo etário), a idade média ao casar e o ciclo de vida das pessoas e das famílias. Com o processo de transição demográfica e transição da estrutura etária o Brasil tem avançado no envelhecimento populacional. Com isto a demanda habitacional é muito afetada pela dinâmica demográfica e possui impactos regionais significativos.
