Many people looking forward to their financial consolidation and capital formation seek to invest the capital coming from work. The Real Estate market is seen by many people as a more accessible and secure alternative for this investment to be done, but in many cases, these people come into this business without seeking what are the risks and traps of this type of enterprise, basing all their business ideas in their beliefs. Thus, this work looks for presenting a script for a brief analysis to determine the enterprise's option that can become the most profitable and its financial viability, based on the routine of the small entrepreneur, who does not have the time and financial resources to perform deep studies, in contrast to the case of large developers who have development as their main source of income. Several procedures involving concepts of marketing, new business prospecting, architecture, urban legislation, finance and economy were searched and included in the same script. The results present indicators that determine the best enterprise to invest among all the studied options and show its viability. By performing all these procedures a general analysis of the limitations presented by this work and the future studies that could be carried out from it were made
