This works presents the history of the discussions about sustainability in the world, in Brazil and in the civil construction of the country. Through the sustainable concept and discussions of groups of researchers, certifications were created aiming at the effectiveness of measures that had positive results. That is, an improvement in environmental, social and economic quality. Some of the ways to achieve the minimum percentage of measures proposed by certifications (such as lower energy, water and material costs) were the adoption of green techniques both during construction of a building (at the construction site) and in the implementation techniques for the useful life of the work. In this work the study of some ecological techniques was presented and, from them, a sustainable condominium was proposed in the city of Mogi das Cruzes. It presents a total of ten houses, all with power generation system through photovoltaic panels (grid system) integrated to the green roof (functioning as a thermal regulator and acoustic insulation) and with water collection for the purpose of reuse for non-use -pottable. The condominium adopted hydraulic components aimed at saving water both in homes and in common areas. The treatment of sewage in loco was also used as ecological techniques, with installation of an ecological septic tank in the common area of the condominium. In the street was used interlocked paving with partial permeability and in recreation areas such as playground and gym the chosen floor was rubber, reducing noises with impacts and avoiding falls by sliding because it is non-slip. The condominium hall of the condominium had the treatment of pet wool, improving the acoustics of the place and reducing the annoyance of the condominiums with loud noises.
