Resumo: The present final course assignment analyzed and investigated the process of social and spatial segregation in Ilha Comprida - SP, a coastal municipality that has presented in recent years an intensification of urbanization. Among the innumerable intra-urban problems in this municipality, we highlight the socio-spatial segregation process mainly due to State action and the Real Estate Market. It is in the Boqueirão Norte area, with highlights to the Copacabana and Marginal Candapuí avenues that the segregation is spatialized. In this way the time cut to be analyzed is from the 1950s with the beginning of the viabilization of the territory of Ilha Comprida for the occupation until the present day. These spatiotemporal landmarks to be investigated are, above all, based on the actions of the State together with the real estate market that obtained results for the promotion of this process in Ilha Comprida. Through this research, we sought to understand the process of socio-spatial segregation in Ilha Comprida, based on its local specificities, through the sphere of action of the main agents of the urban space: The State, the Real Estate Market and Civil Society. The main challenges of the research were to understand how real estate capital produces and reproduces urban space in order to meet its urban land development needs, to verify how residents/consumers are affected and/or interfere in this process of socio-spatial segregation and analyze what State actions and how these allowed, influenced and triggered the process of socio-spatial segregation in Ilha Comprida. In this context, this research has as methodological basis Henri Lefèbvre's method of Regressive-Progressive analysis divided into three moments: descriptive, analytic-regressive and historical-genetic, from which the three chapters of the paper unfold

Dentre os inúmeros problemas intra-urbanos neste município, destaca-se o processo de segregação socioespacial decorrentes principalmente da ação do Estado e do Mercado Imobiliário. É na área do Boqueirão Norte, com destaque para as avenidas Copacabana e Marginal Candapuí que a segregação se espacializa. Desta forma, o recorte temporal a ser analisado é desde a década de 1950 com o início da viabilização do território de Ilha Comprida para a ocupação até os dias atuais. Esses marcos espaço-temporais que foram investigados são, sobretudo, baseados nas ações do Estado conjuntamente com o mercado imobiliário que obtiveram resultado para a promoção desse processo em Ilha Comprida. Por meio dessa pesquisa buscou-se compreender o processo de segregação socioespacial em Ilha Comprida, a partir de suas especificidades locais, através da esfera de ação dos principais agentes modeladores do espaço urbano: O Estado, o Mercado Imobiliário e a Sociedade Civil. Os principais desafios da pesquisa foram o de compreender de que forma o capital imobiliário produz e reproduz o espaço urbano de forma a atender suas necessidades de valorização da terra urbana, verificar de que forma os moradores/consumidores são afetados e/ou interferem nesse processo de segregação socioespacial e analisar quais ações do Estado e de que forma essas ações permitiram, influenciaram e desencadearam o processo de segregação socioespacial em Ilha Comprida.
