Resumo: The article determines the role and value of registration in the Chilean Real Estate Registry in terms of the protection granted to those who register and trust in it. It raises the hypothesis that the registration in the Chilean system is vulnerable, either because it can be altered or rendered ineffective by certain causes and, above all, because in the case of the tradition of the domain of real estate, the transfer of ownership does not consolidate the effects that follow from this constitution: the full opposability of the rights and the absolute elimination of the possibility of their subsequent loss. The development of this assertion is conceived on the basis of the relationship between title and mode; the constitutive character or not of the registration with respect to the formation of the real right of ownership by means of tradition; the protection of the registrant and the effectiveness of the Registry in relation to third parties.

Plantea la hipótesis de que la inscripción en el sistema chileno es vulnerable, bien porque puede ser alterada o dejada sin efecto por ciertas causales y, sobre todo, porque en el caso de la tradición del dominio de las cosas inmuebles el traslado de la propiedad no consolida los efectos que suceden de esta constitución: la plena oponibilidad de los derechos y la eliminación absoluta de la posibilidad de su pérdida ulterior. El desarrollo de esta aseveración se concibe a partir de la relación título y modo; el carácter constitutivo o no de la inscripción respecto de la formación del derecho real de dominio por medio de la tradición; la protección del titular registral y la eficacia del Registro con relación a terceros.O artigo determina o papel e o valor do registro no Registro Imobiliário chileno a partir da proteção que ele concede àqueles que o registram e confiam nele. Levanta a hipótese de que a inscrição no sistema chileno é vulnerável, seja porque pode ser alterada ou deixada sem efeito por determinadas causas e, sobretudo, porque no caso da tradição do domínio dos bens imóveis a transferência do imóvel não consolida os efeitos que acontecem desta constituição: a plena oponibilidade dos direitos e a eliminação absoluta da possibilidade de sua posterior perda.
