Constructive Pathologies in Hotels: A Case Study

Resumo: In the hotel industry, where constructive aesthetics are a differential for the success of the enterprise, diagnostic engineering is often used to treat pathological manifestations. Thus, the study of inspection methodology and discussion of pathological manifestations is fundamental for an adequate implementation of corrective actions, so that the minimum performance of the building and its systems are achieved, thus not compromising the useful life of the building, the safety and the users' comfort. The present work proposed a case study in two hotel buildings in the city of Rio Quente (Goiás) surveying the manifestations that occurred in their useful life, applying concepts of diagnostic engineering to propose solutions, that is, therapies for each of the identified manifestations. The methodology initially consisted of a literature review approach to support the proposed therapies. Data collection was carried out through technical reports, on-site visits and photographic records. A Monitoring Map was used to summarize the information collected. As a result, ten manifestations and a therapy proposal for each of them were presented. The work pointed out that in 80% of the cases the origin was associated with failures in the execution phase of the building, in 70% of the cases the cause was the humidity and the most frequent pathological manifestations, totaling 30% of the cases, were the cracks, fissures and cracks.

Assim o estudo de metodologia de inspeção e discussão das manifestações patológicas é fundamental para uma adequada implementação de ações corretivas, de forma que o desempenho mínimo da edificação e dos seus sistemas sejam atingidos, não comprometendo assim a vida útil da edificação, a segurança e o conforto dos usuários. O presente trabalho propôs um estudo de caso em dois edifícios hoteleiros da cidade de Rio Quente (Goiás) levantando as manifestações ocorridas na sua vida útil, aplicando conceitos da engenharia diagnóstica para propor soluções, ou seja, terapias para cada uma das manifestações identificadas. A metodologia consistiu inicialmente em uma abordagem de revisão bibliográfica, para embasar as terapias propostas. Foi realizado uma coleta de dados através de laudos técnicos, visitas in loco e registros fotográfico. Foi utilizado um Mapa de Acompanhamento para sintetizar as informações levantadas. Como resultados, apresentou-se dez manifestações e proposta de terapia para cada uma delas.
