Urban land and territory uses in Brasília World Heritage Site and the Jóquei Clube Housing Sector

Resumo: The metropolitan areas, such as Brasilia - DF, are objects of the geography study regarding the process of spatial transformations. In this process, two problems are evident: the increase in population density, and a new cycle of urban expansion that increases the value of real estate and construction capital. The objective of this work is to analyze the spatial modifications and to investigate the participation of the public and private powers and of society as space-modifying agents, considering the urban expansion to the west of the patrimony. The qualitative and exploratory research employs as procedures the bibliographical investigation, which gives support to the construction of the research, and the documental analysis in archives about legislation and governmental plans. The results show that the urbanistic project of the Setor Habitacional Jóquei Clube (SHJQ) will cause verticalization and increase the pressure on public services, and the urban concentration will lead to the reformulation of circulation and urban design.

En este proceso se evidencian dos problemas: el aumento de la densidad de población y un nuevo ciclo de expansión urbana que valoriza el capital inmobiliario y de la construcción. El objetivo de este trabajo es analizar las modificaciones espaciales e investigar la participación de los poderes públicos y privados y de la sociedad como agentes modificadores del espacio, considerando la expansión urbana al oeste del patrimonio. La investigación cualitativa y exploratoria utiliza como procedimientos la investigación bibliográfica, que da soporte a la construcción de la investigación, y el análisis documental en archivos acerca de legislación y planes gubernamentales. Los resultados muestran que el proyecto urbanístico del Sector Habitacional Jóquei Clube (SHJQ) provocará la verticalización y aumentará la presión sobre los servicios públicos, y la concentración urbana llevará a la reformulación de la circulación y el diseño urbano.As áreas metropolitanas, como a de Brasília – DF, são objetos de estudo da Geografia quanto ao processo das transformações espaciais. Neste processo, dois problemas são evidenciados: o aumento da densidade populacional, e um novo ciclo de expansão urbana que valoriza o capital imobiliário e o da construção civil. O objetivo deste trabalho é analisar as modificações espaciais e investigar a participação dos poderes público, privado e da sociedade como agentes modificadores do espaço, considerando a dispersão urbana a oeste do patrimônio. A pesquisa qualitativa e exploratória utiliza como procedimentos a investigação bibliográfica, que dá sustentação à construção da pesquisa, e a análise documental em arquivos sobre a legislação e planos governamentais.
