Development capital and real estate cycles in Belém

Resumo: | The article analyzes real estate production organized by development capital in the city of Belém, identifying different organization forms of developers and builders during what we identify as real estate cycles. The methodology relies on primary data about production by development in Belém, the form of insertion of national developers in the local real estate circuit, official data about the civil construction labor market based on information from the Rais database, and a series of square meter prices in the last two decades, based on research into classified ads. The results contribute to the historical-structural reading about the formation and transformation of peripheral real estate circuits, aiming to reveal how the local elites have been directing the developers’ action in the intra-urban space. |

A metodologia conta com dados primários sobre a produção por incorporação em Belém, a forma de inserção de incorporadoras nacionais no circuito imobiliário local, com dados oficiais sobre o mercado de trabalho na construção civil, com base em informações da Rais, além de uma série de preços do metro quadrado dos imóveis nas últimas duas décadas, com base na pesquisa em classificados.
