O objetivo deste projeto final de mestrado é a elaboração de um plano de negócios de raiz da criação de um coliving em lisboa ? Coliving the other side of living, e perceber a viabilidade económico-financeira do projeto. O principio base subjacente a este projeto foi de criar um coliving, ou seja, uma acomodação habitacional para turistas (pessoas que estão fora do seu ambiente habitacional por períodos inferiores a um ano), de qualidade focado na satisfação do cliente e nos espaços de convivência para partilha de sinergias, experiências e partilha de ideias com um espaço adequado de coworking. A metodologia utilizada neste plano de negócios, foi a metodologia de Harvard (2007) com a junção da análise de sensibilidade da metodologia da consultora Ernst & Young (2001). A nível de resultados este projeto demonstrou ser financeiramente viável porque apresenta um VAL positivo de 18.569 euros, uma TIR de 6,92% e apresenta ainda um período de recuperação de aproximadamente 3 anos. Aduz ainda que, o comportamento dos indicadores do projeto tem um bom desempenho ao longo da vida útil do projecto e por fim este é um projeto viável porque permite pagar o financiamento total obtido.According to Chwolka & Raith (2011), business planning allows entrepreneurs to opt for its execution if the benefits generated by the project exceed the cost. The objective of this final master's degree project is the elaboration of a business plan from scratch of the creation of a coliving in Lisbon - Coliving the other side of living, and to understand the economic-financial viability of the project. The basic principle underlying this project was to create a coliving, that is, a housing for tourists (people who are out of their housing environment for periods of less than one year), of quality focused on customer satisfaction and living spaces for sharing synergies, experiences and sharing ideas with an appropriate space of coworking. The methodology used in this business plan, was the Harvard methodology (2007) with the junction of the sensitivity analysis of the Ernst & Young methodology (2001). In terms of results, this project proved to be financially viable because it presents a positive NPV of 18,569 euros, an IRR of 6.92% and also presents a recovery period of approximately 3 years.
