Metedologia de avaliação do estudo de degradação do edificado

Resumo: | Rehabilitation is now a major theme of the cities and it is extremely important discussion of the rehabilitation actions that take place in the historical centers or in urban centers. After Rehabilitating why? It is worthwhile to rehabilitate? How deep do the rehabilitation? These are certainly questions raised by this work. Proceed to an analysis of the building, the block, to rehabilitate the area is essential in order to be fully aware of the needs and weaknesses of the property, as well as identify and characterize the building and its anomalies in order to find solutions rehabilitation that contribute to increasing the lifetime of the building both functionally and constructively. To develop such a methodology with which it was possible to characterize the built environment and at the same time attribute the conservation level of each functional element and the general conservation level of the building. With the achievement of conservation level of the building by weighting results for each functional element is then possible to match the level of rehabilitation that the building needs to be subjected. Through characterization of the building and the identification of anomalies in it, as well as their conservation status and their need for rehabilitation, it is possible to define strategies for rehabilitation of buildings, especially when we talk about a group of buildings studied. Also from these data is possible to define methods of action through characterization of constructive solutions to similar situations in rehabilitation. One of the factors contributing to the rising prices of works is often a lack of adequate solutions to the reality that is the intervention, due to poor knowledge of the building. Also for this reason a correct characterization of the buildings and their conservation status is very important. To test the methodology for classifying the level of conservation was used urban center of Águeda, where two examples were chosen according to the characteristics desired by the city of Águeda as pilot projects. Through the study of these two examples, it was possible to do a first test of the general methodology, although it is argued that it would be interesting and essential that this study be extended to an area or a city block, to better measure the potential of the tool. But due to the inherent characteristics of a proof of this Miarq dissertation not part of the objectives of this work. |
