Execução e controle de obras de casas térreas em alvenaria estrutural

Resumo: | Although late, structural masonry gained ground in the construction processes used in Brazil, mainly due to its high level of rationalization and greater speed of execution when compared to the traditional construction system (reinforced concrete and sealing masonry). However, to guarantee the advantages of this process, it is necessary that the means of execution get improved, in order to achieve the greatest possible efficiency. In addition, it is essential that there is a correct technological control of the procedures and materials used to ensure the safety of structural masonry buildings. However, it is seen that in many constructions these requirements are not correctly followed, often because they are seen as onerous or irrelevant, especially when applied to small buildings. Thus, this work aims to identify the main methods of execution and control of structural masonry works for one-story houses and to assess (through standardized forms) whether the actions taken by construction companies in the interior of the state of São Paulo follow the instructions of the updated Brazilian standard NBR 16868-2/2020. Using the case study methodology, the level of service of companies of different sizes to the demands of current technical standards was verified and the forms of management of companies linked to the execution and control of works were analyzed. In the end, it was noticed that companies with more market experience tend to meet the execution criteria better. Construction companies that undergo audit processes are more concerned with control procedures through laboratory tests. In general, the potential of structural masonry is still not fully achieved by the builders of single-story houses. |

In general, the potential of structural masonry is still not fully achieved by the builders of single-story houses.Embora de maneira tardia, a alvenaria estrutural ganhou espaço nos processos construtivos utilizados no Brasil devido, principalmente, ao seu alto grau de racionalização e maior velocidade de execução quando comparado ao sistema construtivo tradicional (concreto armado e alvenaria de vedação). Porém, para garantir as vantagens desse processo é necessário que os meios de execução sejam aperfeiçoados, de modo a atingir a maior eficiência possível. Além disso, é essencial que haja um correto controle tecnológico dos procedimentos e materiais utilizados que garanta a segurança das edificações de alvenaria estrutural. Contudo, é visto que em diversas construções essas exigências não são corretamente seguidas, muitas vezes por serem encaradas como onerosas ou irrelevantes, sobretudo quando aplicadas em edificações de pequeno porte. Dessa forma, esse trabalho objetiva identificar os principais métodos de execução e controle de obras de alvenaria estrutural de casas térreas e avaliar (através de formulários padronizados) se as ações tomadas por construtoras de algumas cidades do interior do estado de São Paulo seguem as instruções da norma brasileira atualizada NBR 16868-2/2020. Utilizando a metodologia de estudo de caso, foi verificado o nível de atendimento de empresas de portes distintos às demandas das normas técnicas vigentes e foram analisadas as formas de gestão das empresas ligadas à execução e controle de obras. Ao fim, foi notado que as empresas com mais experiência de mercado tendem a atender melhor aos critérios de execução. Já construtoras que passam por processos de auditoria se preocupam mais com os procedimentos de controle por meio de ensaios laboratoriais.
