A preservação dos bens ambientais e os interesses econômicos do homem ainda são fontes de diversas discussões entre legisladores e também doutrinárias. Há grande necessidade em dar atenção às normas existentes que visam tutelar o meio ambiente e, o Estado deve aplicá-las e adaptá-las de modo a assegurar a proteção ao ambiente ecologicamente equilibrado. O desenvolvimento sustentável como princípio fundamental para a continuidade dos seres vivos. O avanço ao aprovar o Estatuto da Cidade, o qual trouxe como princípios básicos o planejamento participativo e a função social da propriedade. A adequada aplicação do instrumento de licença com o fim de evitar impactos e degradações ambientais. O atual desempenho mundial em recuperar e preservar o meio ambiente natural e, o dever de todos em garantir melhores condições de vida para esta e futuras gerações.The present research looks for an analysis concerning to the Ambient Licensing and your determinant prerogatives to a sustainable urban development. The preservation of the ambient goods and the economic interests of the man still are sources of diverse quarrels between also doctrinal and legislators. There is great need to give attention to current rules focused at protecting the environment and the state should enforce them and adapt them to ensure the protection of the ecologically balanced environment. The sustainable development as a fundamental principle for the continuity of living things. The advance in approving the City Statute, which brought as participatory planning principles and the social function of property. The proper application of the instrument license in order to avoid impacts and environmental degradation.
