Resumo: The present article analyzes the transformations and urbanization in Presidente Prudente - SP, from the changes that have occurred over time. It also analyzes the performance of the Encalso Damha Group and the adoption, by the group, of financialization strategies and instruments for the production and financing of its enterprises, through the launching of assets backed by its enterprises, the Real Estate Receivables Certificates. We also highlight the transformations that have occurred in the city and the redefinitions in the center-periphery pair resulting, among other things, from the implementation of closed residential spaces in the geographic peripheries of the city, and which has as one of the references of the production of this type of enterprise, the Damha group. The analysis of these new processes is based on two concepts fundamental to urban studies: Urbanization and Restructuring. Questioning the impacts of the implementation of these enterprises and the emergence of new processes in the city.

Analisa, também, a atuação do grupo Encalso Damha e adoção, por parte do grupo, de estratégias e instrumentos de financeirização para produção e financiamento de seus empreendimentos, através do lançamento de ativos lastreados em seus empreendimentos, os Certificados de Recebíveis Imobiliários. Ainda, destaca-se, as transformações ocorridas no município e as redefinições no par centro-periferia resultantes, dentre outros aspectos, da implementação dos espaços residenciais fechados nas periferias geográficas da cidade, e que tem como um dos referenciais da produção desse tipo de empreendimento, o grupo Damha. Tem-se como base da análise desses novos processos dois conceitos fundamentais aos estudos urbanos, os de Urbanização e Reestruturação.
