Resumo: | Civil construction is a complex environment, is up to the manager to plan and organizes the activities to ensure the good performance of the work. Therefore, what motivated this work was the perception that there are difficulties in share information between the project sector, planning sector and production sector. It is believed that is possible to integrate these sectors through BIM Methodology, since it allows to aggregate inside virtually constructed models the projects information that are collaborated throughout the development life. The focus of the work takes place in evaluate how the BIM application affects the management, so it focuses on four major goals: analyse the creation of a BIM model, measure the accuracy of quantitative data extracted from it, evaluate how a planning flow based on the model works and also understand the possibilities of a virtual construct simulation involving time and cost. To achieve such objectives it was used a case of study, starting with the conventional CAD projects it was created a BIM model, from this model quantitative information was extracted, with this information it was possible to budget and plan the work, the results were then reinserted into the model and is performed a 5D construction simulation. During all the steps, it was evaluated possibilities, advantages and disadvantages of BIM. As results, it was noticed that quantitative models require high details and some unconventional solutions to ensure that all elements are quantifiable, for the quantitative, 2.2%, 0.3% and 0.8% of distance from reference were obtained for measurements of length, area and volume respectively. The planning process had a large increase in productivity, but the assembly of the compositions and work packages still requires a lot of effort and practical knowledge and the simulation has proved itself as an innovative tool for visualization and improvement of the planning. The planning process based on BIM results in a virtual model that behaves like a database of the development, the methodology provides a shorter response time to project changes, greatly reduces rework and is an innovation with disruptive potential for the construction industry. |

Assim, o que motivou este trabalho foi a percepção de que há dificuldades em compartilhar informações entre o setor de projeto, o de planejamento e o de controle da produção. Acredita-se que é possível integrar esses setores por meio da metodologia BIM, pois esta permite agregar dentro de modelos construídos virtualmente as informações do projeto que são colaboradas ao longo de toda a vida de um empreendimento. O foco do trabalho se dá em avaliar como a aplicação do BIM afeta o gerenciamento, para isso foca-se em quatro grandes objetivos: analisar a criação de um modelo BIM, mensurar a precisão de quantitativos extraídos deste, avaliar como se dá um fluxo de planejamento baseado no modelo e, ainda, entender a possibilidades de uma simulação virtual da construção envolvendo tempo e custo. Para atingir tais objetivos usou-se um estudo de caso, a partir dos projetos convencionais em CAD foi criado um modelo BIM. Deste modelo, extraiu-se informações de quantitativos, e, com essas informações, foi possível orçar e planejar a obra. Os resultados foram então reinseridos no modelo e é realizado uma simulação de construçãoc5D. Durante todas as etapas foram avaliadas possibilidades, vantagens e desvantagens do uso do BIM. Como resultados, percebeu-se que os modelos para quantitativos exigiam um alto detalhamento e algumas soluções não convencionais para garantir que todos os elementos fossem quantificáveis. Para os quantitativos obteve-se 2,2%, 0,3% e 0,8% de distância da referência para medidas de comprimento, área e volume, respectivamente. O processo de planejamento tem um grande aumento na produtividade, mas a montagem das composições e dos pacotes de trabalho ainda exige um grande esforço e conhecimento prático, já a simulação se mostrou uma ferramenta inovadora para a visualização e melhoria do planejamento. O processo de planejamento baseado em BIM tem como resultado um modelo virtual que se comporta como um banco de dados do empreendimento.
