Besides their importance in meeting basic human needs related to food and hygiene, the hydraulic and sanitary building systems are also related to the promotion of environmental sustainability and the evolving parameters of comfort and quality of life. For this reason, it is of fundamental importance that they are able to perform their functions throughout the useful life of a building. In this context, the present study aimed to analyze the occurrence of pathological manifestations in the hydraulic and sanitary building systems of educational institutions. To this end, a case study was carried out, in which the methodology employed follows the precepts of the Assessment During Operation (ADO), in three school buildings in the municipality of Crateús-CE. It was possible to perform a building inspection of the cold water, sanitary sewage and rainwater systems of these schools using a checklist as a basis. Some tests to identify leaks were also done. From the results obtained, the most significant manifestations in each building were identified and diagnosed. The pathological manifestations with the highest incidence in the building systems of cold water, sanitary sewage, and rainwater were leaks, foul odor, and leaks and infiltrations, respectively. After identifying and diagnosing the most significant manifestations in each building, technical sheets were proposed with recovery and prevention measures for these installations. Interviews were conducted through online questionnaires to identify the level of satisfaction of school users (students, teachers, cleaning personnel and principals). It could be observed that the building rainwater system had the highest rate of inadequacies.
