The federal government established a housing program in 2009 to assist low-income families in acquiring their own homes. Since then, affordable housing has increasingly gained prominence in society and now totals over 6 million residences throughout Brazil. However, this rapid growth has led to significant construction flaws, particularly in hydrosanitary installations. This work is a case study of affordable housing, where one of the most recurring issues is pathological manifestations arising from the residential hydrosanitary system, attributed to design errors, improper execution, and the use of low-quality materials. Such problems result in the deterioration of the hydrosanitary system, including infiltrations, humidity, cracks, displacement of coatings, and foul odors, creating unhealthy environments and health risks for residents, such as mold formation. The significance of this study is related to the more precise identification of encountered problems and the understanding of underlying causes. Additionally, it aims to contribute to improvements in policies and public initiatives related to the construction of affordable housing, aiming to reduce deficiencies through corrective and preventive proposals to avoid the recurrence of identified issues. The analysis results indicate an immediate need for intervention and maintenance in the studied residences. The observed anomalies are primarily due to execution problems and the use of inappropriate materials. Furthermore, the lack of maintenance in homes, due to recurring humidity, is evident. It is concluded that the methodology used was effective in assessing, identifying, and addressing the problems encountered.
