The work presents a practical analysis of the application of the Brazilian Program for Quality and Productivity of Habitat in an enterprise formed by 98 housing of social interest. From a preliminary theoretical basis, a case study was carried out in order to identify the main difficulties in complying with a Quality Management System. The research was carried out in the municipality of Cuiabá - MT and elaborated through data collection from document analysis, direct observation in the work and inspection of services in loco. The results were presented through a framework developed with the main non-conformities found, so that from them it was possible to present and discuss various components of the program, such as: documentation, records and evidence, procedures and projects. There was a high incidence of executive problems that could be predicted and minimized with the execution of inspections adequate to the quality management of the work, such as the repair of subfloor non- ompliance and regularization, which generated redoubled costs to the work and which can still generate pathologies future due to the patch performed to correct the flaws found. The study showed that, even if the quality program has a consolidated base in companies dedicated to the construction of social housing, the implementation of an efficient Quality Management System still represents a challenge due to the specificities of the civil construction sector.
