The Brazilian public housing has taken significant steps in relation to mitigation of problems with the housing shortage, given the high number of new homes for those without a place to live. However, you must plan before running and seek to support all stages of the construction: design, materials, execution and use-maintenance, in order to assess the real needs of the building during its lifetime. In João Pessoa-PB, they were found 600 Housing Social Interest (HIS) in Mangabeira neighborhood, built through innovative systems and was noticing the lack of technical assistance on the part of the project leaders, who became interested in evaluating the performance these properties. To achieve these results, it was created two tools; being: 01 interview form - applied together with the owners of the HIS - and 01 checklist associated with a ground plan of the property in order to conduct the necessary assessments in the building. The results obtained indicated that, despite the residents perform maintenance actions, problems have arisen in real estate in the first year of use and consequently presented expansion trend over time. It was evident that the problems originated from disobedience to the requirements of technical standards and incompatibility of various steps in the construction process. Moreover, they were not transferred information, users of HIS, concerning the frequency and procedures due to maintenance of buildings, which became clear disregard of the use-maintenance stage.
